We are working with a leading design and build contractor specialising in high-end interior fit-outs for luxury hotels, premium spas, corporate offices, and exclusive bars. With an extensive portfolio of landmark projects, their reputation for quality craftsmanship, attention to detail, and innovative solutions is second to none. They are seeking an experienced and dynamic Commercial Manager to join their team and play a key role in delivering exceptional projects on time and within budget.

Role Overview:

As a Commercial Manager, you will be responsible for overseeing the financial and contractual management of high-end interior fit-out projects. You will work closely with project managers, designers, contractors, and suppliers to ensure seamless project execution, from inception to completion, while maintaining strict cost control and maximising profitability.

Key Responsibilities:
  • Commercial Oversight: Lead the commercial and financial aspects of interior fit-out projects, ensuring projects are delivered on time, within budget, and to the highest standards.

  • Cost Management: Develop and manage project budgets, monitor expenditure, track variances, and implement corrective actions when necessary to ensure profitability.

  • Contract Management: Negotiate and administer contracts with clients, subcontractors, and suppliers. Ensure all contractual obligations are met and manage any disputes or claims effectively.

  • Risk Management: Identify, assess, and mitigate potential commercial risks throughout the project lifecycle. Provide advice to the project team on risk strategies.

  • Project Planning and Scheduling: Work closely with project managers to develop accurate project schedules. Ensure the effective management of cash flow, resource allocation, and procurement of materials.

  • Stakeholder Liaison: Maintain strong relationships with clients, architects, designers, contractors, and suppliers to ensure effective communication and smooth project delivery.

  • Reporting and Documentation: Prepare and present regular reports to senior management, highlighting key financial metrics, progress updates, and any commercial challenges.

  • Team Leadership: Lead and mentor the commercial team, providing guidance and support in managing multiple projects simultaneously. Foster a collaborative and high-performance culture.

Key Requirements:
  • Experience: Minimum of 5 years' experience as a Commercial Manager or similar role within the interior fit-out sector, ideally with a focus on luxury and high-end projects such as hotels, spas, offices, and bars.

  • Industry Knowledge: Strong understanding of the hospitality, commercial, and leisure sectors. Proven experience managing fit-out projects for luxury hotels, high-end offices, and bespoke interior spaces.

  • Qualifications: A degree in Quantity Surveying, Construction Management, or a related field. Professional certifications (e.g., MRICS) are desirable but not essential.

  • Commercial Skills: Solid understanding of financial management, cost planning, and contract negotiation. Ability to manage budgets and control project costs effectively.

  • Leadership: Strong leadership skills with the ability to manage, motivate, and support a team. Excellent communication and interpersonal skills.

  • Attention to Detail: Proven ability to maintain the highest standards of quality while keeping projects on track and within budget.

  • Software Proficiency: Familiarity with project management software (e.g., Procore, Asta Powerproject, Microsoft Project) and financial management tools.

Desirable Skills:
  • Experience in luxury retail and/or restaurant interior fit-outs.

  • Ability to manage multiple projects simultaneously in a fast-paced environment.

  • Knowledge of sustainability practices and incorporating eco-friendly materials into high-end projects.

Liaising with project surveyor to assist the PM with the monthly PFR report.- Quality control.- Risk control (programme and commercial)Qualifications/Skills:- HNC/HNC in Building Services Engineering or similar.- CSCS/IOSH/SMSTS.- Experience of working at a senior level on M&E commercial projects, as well as ideally having had responsibility for full contract management.- Capability to accept responsibilities and accomplish project objectives in a timely manner.- Good computer skills especially with Microsoft Office.- Be aware of health and safety requirements and the continual assessment/control of risk.- To actively contribute to the team (internal and client team).
