About the Client:

We are partnering with a prestigious design and build contractor, specialising in high-end interior fit-outs for luxury hotels, spas, exclusive bars, and premium office spaces. With a portfolio of landmark projects, they are known for craftsmanship, attention to detail, and innovative design solutions.

Due to their ongoing success and expansion, they are seeking an experienced Intermediate Quantity Surveyor (QS) to join their team. This is an exciting opportunity for someone eager to further develop their QS skills and work on high-value, bespoke projects in the luxury sector.

Role Overview:

As an Intermediate QS, you will be integral to managing the cost aspects of high-end fit-out projects from start to finish. Your responsibilities will include cost estimation, procurement, contract administration, and project reporting. You will work closely with senior QSs, project managers, and other stakeholders to ensure projects are completed on time, within budget, and to the highest standards.

Key Responsibilities:
  • Cost Estimation & Planning: Assist in preparing detailed estimates and budgets for luxury fit-out projects, ensuring they align with project scope and specifications.

  • Procurement & Tendering: Support the preparation of tender documents and manage the procurement process. Help evaluate subcontractor quotes and select suppliers and subcontractors.

  • Contract Administration: Support senior QSs in managing contracts, ensuring compliance, and assisting with negotiating variations and claims.

  • Value Engineering: Work with the project team to implement cost-saving strategies without compromising quality or design.

  • Cost Reporting & Monitoring: Assist in preparing monthly cost reports, tracking expenses, and providing regular updates on cost-to-complete forecasts.

  • Change Management: Help manage project changes by documenting and pricing variations and ensuring scope changes are communicated effectively to stakeholders.

  • Site Visits & Measurements: Conduct site visits to monitor progress, ensure compliance with contract specifications, and measure work completed for interim payments.

  • Client & Stakeholder Communication: Maintain clear and concise communication with clients, contractors, and subcontractors, providing transparent cost advice and addressing issues as they arise.

Key Requirements:
  • Experience: 2-4 years of experience as a Quantity Surveyor, ideally within the high-end fit-out sector including hotels, office spaces, bars, and spas.

  • Industry Knowledge: Strong understanding of interior fit-out processes, materials, finishes, and construction techniques for luxury projects.

  • Qualifications: A degree in Quantity Surveying, Construction Management, or a related field. Candidates working towards MRICS qualification are a plus.

  • Technical Skills: Familiarity with QS software (e.g., CostX, Buildertrend) and advanced MS Excel for cost tracking and reporting.

  • Attention to Detail: Strong analytical skills and the ability to ensure cost accuracy and alignment with project budgets.

  • Communication Skills: Excellent communication skills, both written and verbal, to liaise with clients, contractors, and internal teams.

  • Time Management: Ability to prioritize and manage multiple tasks and deadlines efficiently.

Desirable Skills:
  • Luxury Fit-Out Experience: Exposure to high-end hospitality, retail, or commercial fit-outs.

  • Contractual Knowledge: Familiarity with different contract types (e.g., JCT, NEC) used in fit-out projects.

  • Sustainability Awareness: Knowledge of sustainable practices and eco-friendly materials in luxury fit-out projects.

Liaising with project surveyor to assist the PM with the monthly PFR report.- Quality control.- Risk control (programme and commercial)Qualifications/Skills:- HNC/HNC in Building Services Engineering or similar.- CSCS/IOSH/SMSTS.- Experience of working at a senior level on M&E commercial projects, as well as ideally having had responsibility for full contract management.- Capability to accept responsibilities and accomplish project objectives in a timely manner.- Good computer skills especially with Microsoft Office.- Be aware of health and safety requirements and the continual assessment/control of risk.- To actively contribute to the team (internal and client team).
